The Wilmore area of Charlotte is a sought after enclave of older Craftsman-style bungalows and small cottages located just outside Center City limits adjacent to the city’s hot South End area.

Many of Wilmore’s homes were built in the 1920s and 1930s by the families working in the mills and factories in the South End. As Dilworth home prices started to rise in the 1980s, Wilmore became a more affordable option close to Uptown.

Just outside the neighborhood is Atherton Mill, Southside Park, Dilworth and South End. Within walking or biking distance is an endless array of restaurants, shops and parks. LYNX light rail access is within walking distance from some of Wilmore and is just a few minutes away.

Sales prices range from the $100,000s for fixer-upper homes in need of TLC to mid-$500,000s for new construction or renovated older homes.

Currently, there are 14 homes listed for sale in Wilmore, which equates to 3.5 months of inventory. The homes listed are priced between $185,000 and $542,900. Eight of the homes are under contract as of Oct. 23.

dilworthhomeDilworth is one of Charlotte’s most desirable neighborhoods and happens to be the city’s first streetcar suburb.

East Boulevard is the heart of Dilworth and is the main thoroughfare with restaurants, retail shops and everyday necessities close at hand. Dilworth’s borders are formed roughly by Morehead Street, South Boulevard and Ideal Way to Freedom Park.

The neighborhood’s charm comes from its many 1920s to 1940s homes that have been converted to local businesses and offices as well as the residences that have been lovingly updated and renovated. The neighborhood is mainly bungalows, however, there are a few Queen Anne and Colonial Revival homes.

Dilworth’s side roads and Dilworth Road East and West have sidewalks shaded under centuries old oaks, making the neighborhood a comfortably walkable place to enjoy the outdoors and the lush, mature landscaping surrounding homes.

Carolinas Medical Center, the area’s only level 1 trauma center, is located on the edge of Dilworth and is just a few minutes away from any point in the neighborhood.

Dilworth borders neighboring Sedgefield and South End, which is home to some fantastic restaurants, shops and breweries. People living on the west side of Dilworth can take advantage of LYNX light rail service into Uptown or toward Pineville. Even without light rail, Uptown is just a short walk, bike ride or drive!

Dilworth’s central location and beautiful homes make it one of the most sought-after neighborhoods in the city. A renovated home or new construction in the neighborhood can easily cost upward of $1 million.

In the last 12 months, a total of 109 homes have sold in Dilworth. Sales prices ranged from $250,000 to $1,624,750, with an average sales price of $731,306 and $282 per square foot. Those sales averaged nearly 98% of list price; many homes sold at or above full list price.

There are currently 32 homes listed for sale in Dilworth, which are a mix of new construction and older, renovated homes. Ten of the properties are under contract as of Sept. 25. List prices range from $387,000 for a 1941 bungalow to $1.34 million for a brand-new modern craftsman home.

Dilworth is zoned for some of Charlotte’s top-rated schools – Dilworth Elementary School, Alexander Graham Middle School and Myers Park High School.

If you want to proximity to Center City but the peace and quiet of a neighborhood and a yard of your own then you need to check out Commonwealth Park.

The 500-acre area is located between Central and Commonwealth avenues north of Independence Boulevard (US 74) at Ovens Auditorium. Eastway Drive and Briar Creek Road for its northwest and southeast borders.

Commonwealth Park was established in 1939. Like Chantilly and Plaza Midwood, Commonwealth Park has seen an influx of renovations, new construction and younger families move to the area as it has gained popularity for its proximity to Uptown; it is just 4 miles via US 74.

Commonwealth Park is convenient to various shopping and retail destinations along Independence and Central Avenue as well as Plaza Midwood, Elizabeth, Commonwealth, NoDa and Cotswold.

For a game of golf or social event, the Charlotte Country Club is only 2 miles away. Ovens Auditorium and the Coliseum are just across Independence for various events throughout the year. There is no shortage of activity in the area!

The neighborhood is a diverse mix of homes. Many were built in the 1940s to 1960s, but some have been torn down and rebuilt, while others have undergone extensive renovations. There are still some great deals in the neighborhood and homes in need of TLC and updating.

Home sizes vary, but the majority of homes are between 1,300 square feet and 2,700 square feet. Lots average about one-quarter of an acre.

A total of 16 homes sold in the last 12 months for an average price of $332,283 and nearly $178 per square foot.

Sale prices ranged from $202,800 to $552,000. Total sales averaged 98.3% of list price

There are currently 8 homes for sale in Commonwealth Park. Only 1 is under contract as of May 29.

All of the homes listed for sale were built around 1940. All but one of the homes have been updated or renovated. List prices range from $160,000 to $648,000.

Quaint. Quirky. Diverse. Charming.

All these words could be used to describe the Oakhurst neighborhood. Its affordability and location have attracted a melting pot of people over the years, and now it is one of the last great neighborhoods close to Uptown that remains affordable.

Oakhurst is  bordered by Independence Boulevard, Sharon Amity and Commonwealth Avenue. The majority of  homes is northeast of Monroe Road, but the neighborhood does extend across Monroe Road.

The great thing about Oakhurst right now is that many of the homes need some TLC, so it is likely you can find a great deal on a diamond in the rough. Think about Chantilly 15 years ago; Oakhurst has that potential and a great location.

Already there are half-million dollar homes in Moderna, a separate subdivision within Oakhurst boundaries, and the area is attracting new mixed-use developments, such as Meridien Place near Idlewild.

It is convenient – 10 minutes – from most of the go-to places in town like Uptown, South End, NoDa, Plaza Midwood, Myers Park and Dilworth.

The reopened Oakhurst Elementary School, now Oakhurst STEAM Academy magnet school, is breathing new life into the neighborhood, and in turn, homeowners are breathing new life into great homes.

Oakhurst homes were built primarily in the 1950s. There are some from the 1940s and 1960s. Many of the homes are ranches and are brick or clapboard siding. The homes tend to run on the smaller side – less than 1,000 square feet to about 1,500 square feet.

Currently, there are only 7 homes on the market in Oakhurst and all but 2 are under contract, as of Feb. 17. An average of 2.8 homes sold per month during the last 12 months, which puts current inventory at 2.8 months. Charlotte and Mecklenburg County each has approximately 3.6 months of inventory.

Thirty-four homes sold in the neighborhood during the last 12 months for an average sales price of $156,034.

The average price per square foot was $125. Expect to pay a little more per square foot for a renovated space v. unrenovated, but the neighborhood is in demand and it’s a seller’s market.

The homes listed for sale now range in asking price from $124,900 for an unrenovated, 3-bedroom ranch to $229,000 for a completely renovated 3-bedroom ranch. On average, homes in Oakhurst are selling for 97% of list price; some of the homes sold in the last year went for full list or more than list price.

The market heats up in Spring, but it is already hot in Oakhurst. Get in while the getting is good!

Established in 1891, historic Elizabeth has evolved into one of the Charlotte area’s hottest neighborhoods. elizabeth

Developed mainly in the early 20th Century, Elizabeth’s spectacular trees have matured to form canopies over the streets. Its equally spectacular homes range from quaint bungalows to brick mansions and everything in between. Many of the interiors have been renovated to meet more modern standards without giving up the charm of the original exteriors.

Elizabeth Avenue and 7th Street are the main roads through the neighborhood, which is roughly bordered by Randolph Road and Independence Boulevard.

A $240 million redevelopment plan is under way as a collaborative effort between Grubb Properties and partner Novant Health (Presbyterian) and CPCC. In July, Grubb released its plan to add 550 apartments and 20,000 square feet of retail space along the streetcar line in Elizabeth.

The median price of a home in Elizabeth is approximately $262,000.

During the last 12 months, 42 homes have sold in Elizabeth for an average sales price of approximately $545,000. Expect to pay about $240 per square foot for a home.

Currently, there are 6 homes on the market in Elizabeth, 3 of which are already under contract as of Feb. 1. During the last year, an average of 3.5 homes sold each month, putting the current inventory at about 1.7 months.

Because of the limited land space in Elizabeth, homes tend not to sit on the market long; The 12-month average is 38 days. There are fully renovated homes that top $1 million and diamonds in the rough that can be had in the $200,000s.

The highest and lowest sold price for the last 12 months was just below $1.05 million and $282,000, respectively. Demand for the area is high, and homes average a closing price close to 98% of list price.

There are also a few condominium options in Elizabeth, such as The Grove and Elizabeth Court.

A substantial portion of Elizabeth, the Elizabeth Historic District, is listed on the National Register of Historic Places.

The neighborhood gets its name from Elizabeth College, a women’s Lutheran college established in 1897 that was located on the present site of Presbyterian Hospital. Elizabeth was also once home to William Henry Belk, the department store magnate. His former home is now property of Presbyterian Hospital and is used as office space.

The neighborhood’s rich history and proximity to Uptown make Elizabeth one of the most desirable areas in town. Luckily, it’s also home to some of the best dining – The Fig Tree, Carpe Diem and Cajun Queen – and shopping in town!

You won’t find your sprawling 4,000-square-foot home in Chantilly. What its homes lack in size, they make up for in character. Unlike new construction, there aren’t limited floor plans from which to choose. Every Chantilly home is unique and many have been lovingly renovated.

The location is convenient Uptown, Plaza Midwood, Elizabeth and major roadways to get you anywhere in Charlotte. There are a variety of nearby parks and playgrounds, making Chantilly an ideal neighborhood for young families.

chantillychartThe average sales price for homes in Chantilly during the last 12 months was just over $432,000. Chantilly sales prices average within 2% of list price, as was the trend for the last 12 months. The price per square foot fluctuated slightly around the $230 mark in the past year.

Over the past year, an average of 3.9 homes per month have sold in Chantilly. Currently, there are 9 homes on the market, 4 of which are under contract as of Jan. 5. That puts Chantilly’s inventory at about 2.3 months. Nearby Elizabeth has 2.1 months inventory. Chantilly is still well bellow the 3.7 months inventory for both Charlotte and Mecklenburg County.

Chantilly has long been one of Charlotte’s most in-demand neighborhoods. Given that many of the homes sold over the last year went for full list price, it does not seem the appeal of Chantilly is going away any time soon!

Midwood-Neighborhood-PhotoDiverse and eclectic are two words that come to mind when talking about Charlotte’s Midwood neighborhood. It’s the place to go in town for off-beat eateries and funky artsy finds. It isn’t just commerce driving Charlotteans to Midwood. The area also boasts some spectacular real estate finds.

Developed in the 1920s as a streetcar suburb, Midwood underwent several phases during the Depression, which led to the diverse architecture. Many of its original bungalows have been preserved and restored to their original glory, but if it’s modern-day luxury you want then you can find that, too. There are even unrestored homes in lower price points ready for renovation or tearing down.

During the last 12 months, an average of nearly 13 homes sold per month, and that number has risen to more than 15 in the last 3 months. With only 28 homes currently on the market – and 12 already under contract – that is only about 9 weeks of inventory for Midwood. For comparison, Charlotte as a whole has approximately 3.7 months of inventory.

The highest list price is $1.175 million for a 5 bedroom, 4 bath home nearly 5,700 square feet, while the lowest is listed at $144,000 for an unrenovated 2 bedroom, 2 bathroom bungalow.

The average sales price for homes in Midwood is nearly $390,000 in the last 12 months and $395,000 during the last 3 months. The average price per square foot is nearly $205.

Soulful Bungalows

3086461Bungalows are making a come back across the country and especially in Charlotte.  Many of us have noticed the new construction bungalows popping up across town.  It’s no wonder this classic architectural style is popular once again, with loads of character and practicality all in one, bungalows are stylish and have quintessential curb-appeal that beckons home buyers in any market.  Originally, architectural methods attributed to what we know as the bungalow were originally developed in India.  These homes were traditionally small, one-story and had a wide veranda in the front portion of the house.

In the early 1900s well through the 1920s, the bungalow style caught on across the U.S. and was made popular by mail-order advertisements like the Sears-Roebuck & Company’s Home Builder’s Catalog.  Ready-to-build homes were affordable and with just a few alterations for local codes and conditions, the plans could be built using all local (regionally-specific) materials. This was the  perfect solution for families who did not have access to large construction companies or builders in their immediate area!  Check out the Sears Online Archives for some wonderful advertisements for build-it-yourself, mail-order homes.

As for today, there are many reasons why the bungalow is still a preferred style.  For one they have a convenient floor plan featuring a sensible layout with all of the living areas (kitchen, dining, living rooms) located on the main floor.  With qualities like lots of windows for lovely natural light, earthy hardwoods, practical, space-saving built-in shelving and bookcases, bungalows are accommodating and classically stylish!

Ranch Bungalow – This style of bungalow has all the bedrooms  arranged on one side of the home with the kitchen, living, dining and family  room on the other side. These homes are small in size and typically only have  two bedrooms located near the back of the home.

Raised Bungalows – This style of bungalow has part of the basement  above ground so that more light can enter this area of the home. A raised  bungalow’s design allows an entry with a higher ceiling and many have the  garage located in the basement as a drive-under garage.

Chalet Bungalow – This bungalow layout includes a second  story loft, but still keeps all the main living areas on the first floor so it  is still classified as a bungalow.

Craftsman Bungalow – Created during the Arts and Crafts  movement, this common style includes low-pitch roof lines, a gabled or hipped  roof, overhanging eaves and decorative exterior brackets. A covered front porch  is another common feature of the Craftsman style. (very popular)

California Bungalow – The California Bungalow was widely  popular from 1910 to 1925 and is an 1 1/2 story variation of the traditional  bungalow style.

Chicago Bungalow – Another popular variation of the  Traditional Bungalow, this style used brick on the exterior, has 1 1/2 stories  and a full basement. This style was relatively narrow in width in order to  accommodate smaller city lots.

Milwaukee Bungalow – Similar to the Chicago Bungalow, a  couple differences between the two styles are this version featured a gable  perpendicular to the street and white stucco on the bottom portion of the  exterior of the home.

Michigan Bungalow – This Arts and Crafts style bungalow  sprang up all over Detroit from 1910 to 1925 and is widely seen in this area  still today.
