An average of 3.5 homes sold per month in Sedgefield during the last 12 months for a total of 42 homes sold in the last year.

Those homes sold for an average of $477,914 and $242 per square foot. Sales were a mix of new construction and old homes that averaged nearly 99% of list price.

There are currently 18 homes listed for sale in Sedgefield, which is only 4.9 months of inventory for the popular neighborhood. Twelve of the homes are under contract as of May 12.

Eleven of the homes listed for sale are new or newer construction – post-2010.

Sedgefield is zoned for CMS’s Sedgefield elementary and middle schools and Myers Park High School. The elementary school and middle school are within walking distance of most Sedgefield homes!
