In the midst of questions about how best to handle growth and development in SouthPark, an office building on 2.7 acres adjacent to SouthPark Mall just went on the market and could be redeveloped, according to a Charlotte Observer report.

The building, which was built in 1987 and has approximately 38,000 square feet of space, is located on Barclay Downs Drive behind McCormick & Schmick’s restaurant. The remainder of the acreage is a parking lot.

The property at 4401 Barclay Downs Drive was last sold in May 2015 for approximately $6 million. The law firm of Culp Elliott & Carpenter currently occupies the space.

The city just approved a $125,000 contract with the Urban Land Institute to help decide how best to make the space less auto-centric and a more pedestrian friendly area. The suburban, mostly residential roads around the mall were not meant to handle the traffic the increased growth has brought.

There are currently several redevelopment projects under way in South Park, including a plan to raze The Colony apartments to create retail, residential and hotel space.

The Charlotte office of Cushman & Wakefield is listing the property. The report did not state its new list price.
