Screen Shot 2016-01-12 at 7.33.27 PMIf you have ever driven through Charlotte ogling dream homes near Uptown then chances are you passed through Eastover imagining life in one of its stately homes. Since it was established in 1927, Eastover has not lost its appeal as one of the city’s most sought-after neighborhoods.

Living in Eastover comes with a price…a hefty one. Unless you are ready to spend $200,000-plus on a condo and (easily) upwards of $1 million for one of its finer brick homes then keep dreaming!

Located southeast of the Uptown area, Eastover is bordered by 4 major throughways: Queens, Providence, Randolph and S. Wendover roads.

But if you can afford to live in Eastover then you are in one of the area’s best neighborhoods. Eastover has history, amenities and a great location.

An average of 2.8 homes per month have sold in Eastover over the last 12 months, with an average list price of nearly $1.13 million and price per square foot of more than $282. Thirty-four homes sold in the last 12 months and averaged 95% of list price.

The highest and lowest sold prices for the last 12 months were $3 million for an estate home and $279,500 for a 2-bedroom, 1,400-square-foot ranch.

Currently, there are 22 homes for sale in Eastover. Six of the properties are already under contract as of Jan. 11.

Given the number of homes sold in Eastover per month, there is currently 8 months of inventory on the market. Neighboring Myers Park has 4.9 months inventory. Overall inventory for Charlotte and Mecklenburg County is 3.9 and 4 months, respectively.
